Eligibility and Requirements

To qualify for Cyprus permanent residency through property investment, you must meet the following criteria:

  • Investment Amount: A minimum investment of €300,000 (plus VAT, if applicable) in a qualifying property. The funds for the investment must be transferred from abroad.

  • Property Type: The investment must be in a new residential property (house or apartment). You can invest in other types of real estate, like commercial properties, which can be new or resale.

  • Proof of Income: You must demonstrate a secured annual income from a source outside of Cyprus.

    1. Main applicant: €50,000

    2. Spouse: an additional €15,000

    3. Each dependent child: an additional €10,000

  • Clean Criminal Record: All adult applicants must provide a clean criminal record certificate from their country of origin and residence.

  • Declaration of Non-Employment: The main applicant and their spouse must declare that they do not intend to be employed in Cyprus. They are, however, allowed to be shareholders in Cypriot companies and receive dividends.

  • Family Inclusion: The permit covers the main applicant, their spouse, and dependent children up to the age of 25 (under specific conditions, such as being unmarried and a student).

Application Process

The application process is designed to be efficient, with a fast-track timeline.

Once the application is approved (typically within a few months), the applicant and family members must visit Cyprus in person to provide their biometric data (fingerprints and photos) for the residency card.

After biometrics are taken, the permanent residency cards are issued. These cards are valid for 10 years and can be renewed.

Important Note: To maintain the permanent residency status, you must visit Cyprus at least once every two years.

    • Engage with a legal and/or real estate professional to guide you through the process.

    • Select and secure your qualifying investment property.

    • Transfer the required investment funds from abroad.

  • Compile all necessary documents, including:

    • Completed application forms.

    • Passport copies for all applicants.

    • Proof of the property purchase and payment.

    • Bank statements showing the foreign source of funds.

    • Proof of secured annual income.

    • Clean criminal record certificates.

    • Marriage and birth certificates (if applicable).

    • Signed declarations of non-employment.

  • Submit the completed application and all supporting documents to the Civil Registry and Migration Department. This can often be done by your legal representative through a power of attorney.
